So what's the story?!
Two contracted deals that fell out of Escrow [canceled] !
Common traits below....Both buyers had the same things in common:
~Both buyers stated "but the Lender told me I could qualify"
~Both buyers only had only a Pre-Qual Letter or an Approval Letter from the lender. [worth only the penny of the piece of paper it is written on]
~Both buyers did not use any of my recommended Lenders.

~Both buyers lost money paid for inspections, appraisal, gas, time, and energy.
~Both buyers were very disappointed for this waste.

FINANCING CANCELLATIONS  in the middle and towards the end of escrow CAN BE AVOIDED.
